Building Your Own Home? Follow These 3 Tips

Are you planning to build your own home because you are not happy with the homes that you are seeing? If so, it will help to know some tips that will help the home building process go smoothly. 

Choose Your Lot Carefully

The first thing you are going to do is pick the lot that you are building on. Many people do not think of all the small details that can make a big difference after the home is built. When it comes to the orientation of the home, you may want the front or back of the house to face south so that you let in plenty of natural light. This means that you will be limited to selecting lots that are facing a specific direction.

You also want to consider the state of the area that is currently being developed. Is there currently a lot of development that is wrapping up, or are you getting in early? It's the difference between living in an area with ongoing construction soon after moving in, or having limited construction because most of it is completed around you.

Consider Your Ceiling Height

One part of home construction that is difficult to envision when looking at a floor plan is the height of the ceilings, which you obviously cannot change after the home is finished. You should think about whether you want to have higher ceilings in places to open up the space and make it feel bigger. A standard ceiling height is going to be 9 feet, with anything less than that making the space feel cramped. Consider going higher than 9 feet on the first floor to make the home feel more spacious. 

Pay Close Attention During Walkthroughs 

There will be several opportunities to walk through your home during the construction process. This is your opportunity to pay close attention to everything that you see to ensure that it's being done correctly. Mistakes can be made, and it is easier to correct them sooner rather than later. 

For example, you'll be given the opportunity to walk through your home after the framing is complete. While you are looking at the size and layout of the rooms, you also want to pay attention to things like electrical outlets. Are they in the right place, or do they need to be moved? Altering the placement of electrical outlets is much easier to do when the frame is open than after the walls go up and things are in their final position.
